The higher your rent, the lower your rate.

The flat $99 base covers what every property needs regardless of rent: your owner portal, monthly statements, communication, compliance, coordination, and oversight. The 4.9% covers the variable work that scales with the property. The result is an effective rate that compresses as rent grows.

No. There is no management fee while your property is vacant. We do not get paid unless you do. This aligns our interests from day one.
$200 per month. The $99 base plus 4.9% of rent collected will exceed this minimum for most San Diego properties (any monthly rent above approximately $2,060). The minimum ensures every property receives the full standard of management regardless of rent amount.
Yes. Cancel with 30 days written notice. No cancellation fee. No penalty. If we are not earning your business every month, you should be free to leave.
Because a straight percentage means your fee goes up every time your rent goes up, even though the work does not change. Our structure separates the fixed cost of management from the variable cost that scales with the property. The result is a fee that reflects the actual work, not just the rent check.
The $850 flat leasing fee covers professional photography, video tour, floor plan, syndication across 50+ rental platforms including Zillow Premium, tenant screening (credit, criminal, income, rental history, identity fraud), pet screening, lease preparation, and move-in inspection with photo documentation.
No. ProtectionPlus is included by default because we believe every property should have this level of protection, but owners may opt out. The cost is $50 per month ($47 coverage premium plus $3 administration). We strongly recommend it. The coverage it provides, up to $35,000 in damage protection, 25 weeks of lost rent, and $5,000 in eviction costs, is not available to self-managing landlords.
No. You pay what the vendor charges. We do not add margins to maintenance work. Our vendors are selected for quality and fair pricing, and we troubleshoot every maintenance request with the tenant before dispatching anyone.
