When Something Breaks

This page helps you before you submit. It tells you if it's an emergency, walks you through simple fixes, and only sends you to the portal when you actually need us.

If you are unsure whether an issue is your responsibility, check your lease agreement. Items like replacing light bulbs, changing air filters, and managing seasonal pests like ants or mosquitoes are typically resident responsibilities.

Before You Submit

Troubleshooting You Can Do Right Now

We troubleshoot every maintenance request before sending a vendor. Many issues have simple fixes. Walking through them first saves you time and saves the owner a service call. Before you submit a request, try these.

Dead outlet

Check if on a wall switch. Test breaker panel for tripped circuit. Check GFCI outlets in kitchens and bathrooms (press the reset button).

Garbage disposal jammed

Turn it off. Press the reset button on the bottom of the unit. Use the allen wrench (usually stored under the sink) to manually rotate the blades.

Garbage disposal smells

Run cold water and grind ice cubes with a few lemon slices. Cleans the blades and freshens the drain.

Clogged drain

Use a plunger. Do not use chemical drain cleaners. They damage pipes and are not effective on serious clogs.

Slow draining tub or shower

Remove the drain cover and clear any hair buildup. This is the most common cause and does not require a service call.

No hot water

Check your water heater pilot light and thermostat setting. Make sure it is not in vacation mode or set too low.

HVAC not heating or cooling

Check thermostat settings and batteries. Check the filter. Make sure the breaker has not tripped.

Toilet running constantly

Jiggle the flush handle. If that does not stop it, check if the flapper inside the tank is seated properly.

Toilet won't flush

Try a plunger first. If it keeps running, lift the tank lid and check if the flapper is sealing properly.

Smoke detector chirping

Replace the battery. If it continues chirping after replacement, submit a request through the portal.

Condensation on windows

Normal when indoor and outdoor temperatures differ. Wipe down the glass and improve airflow. Not a maintenance issue unless you see water damage or mold.

If a vendor is needed, we schedule the visit and confirm the appointment with you.

It Gets Fixed

The vendor completes the work. We follow up to confirm the issue is resolved.

Pro tip: Include photos when you submit. A five-second photo of the issue helps us diagnose faster and send the right vendor the first time.

Most repairs move fast. Some don't, and we get that the wait is hard. Vendor availability, parts on order, owner approvals, and scheduling access to your unit all affect timing. None of that means your request is sitting idle. We stay on every open work order until it's closed, and we'll keep you updated through the portal at each step. Work with us by responding to scheduling requests and providing access when a vendor needs entry.

Is It an Emergency?

If you are not sure whether something is an emergency, ask yourself three questions.

  1. Is someone in immediate danger?
  2. Will waiting until business hours cause serious property damage?
  3. Is the unit unsafe or impossible to stay in right now?

If the answer to any of these is yes, call now. Do not submit through the portal alone. Call first, then document in the portal for the record.
