15-minute consult

A short call to talk through the property, the process, or pricing. You leave with clear answers and a sense of whether Best Nest is the right fit. No pressure.

Property walkthrough

We visit the property in person. Condition, safety, marketability, and anything that might affect tenant quality are reviewed before we move forward. Red flags get caught here, not after a contract is signed.

Rental analysis

You receive a Strategic Market Positioning report. Comparable homes, recommended rent, and the rationale behind the number. Built to optimize annual income, not test the highest possible price.

Management agreement

The management agreement goes out through Rentvine RentSign. Digital signature. Plain terms. Cancel anytime with thirty days written notice.

Prep and marketing

Professional photography. Listing across the major rental platforms. Structured tenant screening. Lease preparation. Move-in coordination. Your property goes live and stays that way.

Best Nest Direct-Pay Policy

Owners pay mortgage, property taxes, HOA dues, and landlord insurance directly. We do not pay these from the trust account.

This protects you two ways. First, any change to these accounts—a missed payment, a non-renewal, a policy update, a special assessment—comes to you first so you can act on it. Second, it keeps Best Nest out of the chain of liability on bills we were not designed to monitor.

Your monthly statement will show rent collected, operating expenses paid, and your disbursement. These four obligations stay on you.
